Procedures
THE FOLLOWING ARE REQUIRED TO BEGIN YOUR REPLAT: (TYPICALLY)

A current boundary survey of the property.

A title report less than 30 days old (requires update at recordation).

Tax Certificates showing all taxes paid.

Possible other requirements, (easement releases, plot plans, drainage plans, etc.) depending on the jurisdiction and the circumstances.

We will prepare a preliminary AUTOCAD drawing for electronic submittal to the appropriate department (some jurisdictions require submittal of vellum drawings for review).

Upon preliminary approval, we will prepare a final plat on mylar.
The mylar will require signatures for dedication as well as notarized acknowledgements.  These will include the owners, lienholders, Engineer, Land Surveyor and other various authorities having jurisdiction over the plat, (Planning Commission Members, County Commissioners, Flood Control Districts, City Council, etc.).

The final plat can then be presented to the Clerk of the County in which the land is situated for signature and recordation.

Some replats require Legal Notices and Public Hearings.  In such cases, govermental delays and increased costs can be expected.
